We have been asked on occasion by some of our customers about clarification of some of our reservation policies for Maine lodging. We believe that we have one of the more customer friendly policies in the local area for making reservations with us both in terms of the reservation requirements and the terms for cancellation.

First, all reservations require a valid credit card. Your credit card will be used to guarantee your reservation but is not charged until 72 hours (3 days) prior to your arrival date. We do this for two reasons: (1) to ensure responsibility that your commitment for making a reservation is genuine; and (2) that the credit card used to make the reservation is valid and in good standing.

Second, all reservation cancellations must be received 72 hours prior to the arrival date, otherwise your credit card will be charged for one night room and tax. There is a $25 service charge on all cancellations.

The tourism season in Maine is typically short so reservations are important because they can make or break many local hospitality businesses. Specifically, “no show” reservations have a much greater impact on our business then most people fully realize. Because the Maine tourism season is relatively short, and the fact that most people now make reservations online when booking accommodations, it can be difficult to re-rent rooms at the last moment depending on the travel dates. As common sense would dictate, once a reservation is made, that room is no longer available in our inventory for rent so the opportunity is greatly diminished over time as the reserved date approaches to re-rent the room on short notice. That is why we have a 72-hour cancellation policy for most reservations because there is a good chance if a reservation is cancelled that we can re-rent the room within that allotted time frame.

The exceptions to this general policy are the four local annually-held special events. These are:

(a) The Blues Festival in July.

There is a 3 day minimum stay requirement;
7 days cancellation notice required on all Blues Festival reservations;
All cancellations must be received 7 days prior to the arrival date, otherwise your credit card will be charged for one night room and tax.

(b) The Lobster Festival at the end of July or early August.

There is a 3 day minimum stay requirement;
7 days cancellation notice required on all Lobster Festival reservations;
All cancellations must be received 7 days prior to the arrival date, otherwise your credit card will be charged for one night room and tax.

(c) The Maine Wooden Boat Show in August.

There is a 2 day minimum stay requirement;
7 days cancellation notice required on all Maine Wooden Boat Show reservations;
All cancellations must be received 7 days prior to the arrival date, otherwise your credit card will be charged for one night room and tax.

(d) The Windjammer Weekend over the Labor Day Weekend in September.

There is a 3 day minimum stay requirement;
7 days cancellation notice required on all Labor Day Weekend reservations;
All cancellations must be received 7 days prior to the arrival date, otherwise your credit card will be charged for one night room and tax.

We work hard to communicate with each and every customer to make sure that they fully understand our reservation policies. You can find our policies published on our Maine lodging rates web page as well as here on our Maine Lodging blog. They are also reiterated on the phone when making a reservation with us. We truly appreciate our customer’s business and patronage and work hard to secure your trust and loyalty with our operations and customer service. If you have any questions, concerns or comments, please let us know.

The Ledges By The Bay overlooks one of Maine’s most historic and picturesque bays – Penobscot Bay. During the American Revolutionary War, a part of the Ledges’ main house was used by colonialists as a lookout for British warships plying the waters of Penobscot Bay. In the late 1800s, the cove at the front of the motel was an actual working harbor and seaport, bustling with cargo and fishing schooners. At that time, schooners traveling in summer from Boston to Bangor would lay over in Glen Cove, and passengers would disembark for the nearby towns of Rockport and Rockland. Passengers would disembark at a 1500 foot pier. Horse drawn carriages (and later a trolley) would pick up passengers at the pier and bring them into town. At the base of the hill in Glen Cove (presently the Glen Cove Rest Area) Central Maine Power built a Power House for electricity as well as a working transfer station for the local trolley that connected Rockland to Camden at the time.

Ledges By The Bay waterfront

More than a century later, our visitors are still enthralled by views of the bay and the surrounding islands from the motel’s guest rooms and property. Our guests are delighted by the panorama offered from the motel’s commanding location. Tall-masted schooners still ply the waters, and lobster boats haul their traps right off our shore. Late spring through early fall, the Windjammer fleet often anchors in our cove, carrying passengers for week-long cruises. Our cove makes a popular anchorage for private pleasure craft of all classes as well, and guests frequently comment on the gorgeous water views.
